UK 2026 surveying services fall into three main disciplines, each answering a different question:

You cannot substitute one for another. A topographical survey doesn't tell you the legal line. A measured building survey doesn't tell you the land shape. A boundary survey doesn't tell you the building dimensions.
The decision framework
Question 1: What are you trying to find out?
- Where is the legal line between my property and my neighbour's? → Boundary survey
- What are the dimensions and shape of my existing building? → Measured building survey
- What is the shape of the land for planning or design? → Topographical survey
Question 2: Do you have a dispute?
This question only affects boundary surveys:
- No dispute → routine boundary survey (£700-£1,800)
- Yes, dispute → Single Joint Expert (SJE) at £2,000-£3,500
- Yes, going to First-tier Tribunal → expert witness at £3,500-£5,800+
Question 3: Are you submitting a planning application?
- For a new building → topographical survey (land) + measured building survey (existing building)
- For an extension → measured building survey (existing) + topographical survey (site context)
- For a change of use → typically no survey needed
Question 4: Is the property listed or in a Conservation Area?
- Yes → heritage-grade survey (RICS Band A, non-contact methods, higher fee)
- No → standard RICS-aligned survey

What is the difference between a boundary survey, a measured building survey, and a topographical survey? A boundary survey determines the legal line between properties. A measured building survey maps the dimensions and shape of an existing building. A topographical survey maps the shape of the land. None can substitute for another.
Can one survey substitute for another? No. A topographical survey doesn't tell you the legal line. A measured building survey doesn't tell you the land shape. A boundary survey doesn't tell you the building dimensions. They answer different questions and must be commissioned separately if needed.
Do I need a measured building survey for a building regulations submission? Yes — building control bodies require accurate existing-drawings to verify the proposal. The measured building survey provides the baseline against which the proposed extension or alteration is checked.
What is the difference between a setting out engineer and a topographical surveyor? A topographical surveyor maps the existing site. A setting out engineer marks the design on the ground for the contractor. They are complementary services.
Do I need a separate utility survey? If your project involves excavation or underground services (drainage, utilities, foundations near buried services), a separate PAS 128 utility survey is strongly recommended. A standard topographical survey only captures above-ground utility features.
What's the difference between a boundary survey and a property condition report? A boundary survey determines the legal line between properties. A property condition report (RICS Home Survey Level 1, 2, or 3) assesses the building's condition. They answer different questions and are commissioned separately.
What is a RICS Home Survey Level 2 vs Level 3? Level 2 (formerly "HomeBuyer Report") is a mid-level inspection for standard properties. Level 3 (formerly "Building Survey" or "Full Structural Survey") is an exhaustive inspection for older or complex properties. Neither is the same as a measured building survey.
How do I verify the surveyor's credentials? Ask for their RICS or CICES membership number and verify it on the public register. RICS: rics.org. CICES: cices.org.
What is the GDPR / data protection implication of sharing my data with a surveyor? Surveyors must comply with GDPR. Your data is used only for the survey and any agreed follow-up. It is not shared with third parties. Surveyors are subject to the same data protection laws as any other professional service.
