Frequently asked questions
How do I commission a boundary survey? Send a brief, receive a fixed-fee quote, verify surveyor credentials, arrange site access, site visit, CAD + report production, QA check, delivery.2 Most 2026 quotes are returned within 48 hours.
How long does a boundary survey take? A routine residential survey takes 5-10 working days from instruction to delivery. A dispute case with an expert report takes 3-6 weeks. A Land Registry determined boundary application takes 8-12 weeks.
What is the difference between a boundary survey and a title investigation? A boundary survey produces a measured plan and a professional opinion about where the legal line runs. A title investigation is a legal review of the deeds and Land Registry entries. Both are needed for a complete boundary determination.
Can a boundary survey be done in winter? Yes, with caveats. Frozen ground is rare in the UK. Snow cover obscures physical features. Heavy rain makes site access difficult. Most UK 2026 boundary surveys are done in spring, summer, or early autumn.
How do I verify my surveyor's credentials? Ask for their RICS or CICES membership number and verify it on the institution's public online register. RICS: rics.org/uk/find-a-surveyor. CICES: cices.org/find-a-member.
