Topographical Survey London
London-wide topographical surveys cover all 32 boroughs plus the City of London. Each borough has its own planning validation requirements, conservation areas, and listed building registers, but the technical survey standards (RICS Measured Surveys 3rd edition, OS National Grid EPSG:27700, ODN heights) are uniform across the capital.
Survey Standards
All icelabz topographical surveys follow the RICS Measured Surveys of Land, Buildings and Utilities guidance note (3rd edition), which replaced simple map-scale tolerances with scale-independent accuracy bands. Surveys are referenced to OSGB36 / British National Grid (EPSG:27700) with heights to Ordnance Datum Newlyn (ODN). Survey control is established via GPS-tied stations, with the control record retained for downstream designers and contractors.
For urban development sites, surveys are specified to achieve sub-decimetre plan and height accuracy — tighter than ordinary Ordnance Survey 1:1250 urban mapping (relative accuracy approximately ±0.5 m RMSE between well-defined points up to 60 m apart). Rural or lower-intensity sites may use looser tolerance bands per the RICS table, balancing cost, site access, and intended use.
Typical Costs
£495 to £1,500 for residential; £1,200 to £3,500 for commercial (ex VAT). Costs scale with plot size, vegetation density, access constraints, required accuracy band, and the deliverable set (basic 2D DWG vs 3D + BIM-ready IFC).
Deliverables
Standard deliverables for a topographical survey include:
- 2D AutoCAD drawing (DWG) with layered plan detail and symbology
- 3D DWG with levels on relevant features, spot levels, and contours
- PDF plots at agreed scales (typically 1:200 or 1:500)
- Metadata file with accuracy band, methods, and control description
- Signed accuracy statement per RICS Measured Surveys standard
- Optional IFC or Revit-ready BIM output where commissioned
