Measured Building Survey Price List: What's Included
The icelabz measured building survey price list covers the seven typical property types and their cost bands. By property type: flat or bedsit (350 to 550 pounds ex VAT), 1 to 2 bed house (500 to 800 pounds ex VAT), 3 to 4 bed house (700 to 1,100 pounds ex VAT), 5+ bed house (1,000 to 1,600 pounds ex VAT), small commercial (700 to 1,500 pounds ex VAT), large commercial (2,000 to 8,000 pounds ex VAT), and heritage or listed building (typically 20 to 30 percent above the standard rate, due to the additional care required for non-intrusive capture and the higher accuracy band). All prices include the standard deliverables: PDF and DWG files (floor plans, elevations, sections, and levels as standard), a senior surveyor review before issue, and a signed accuracy statement. The five cost drivers are property size (the gross internal area, the number of floors, and the number of rooms — larger properties take longer to capture and process), scope (a measured building survey with floor plans, elevations, and sections is faster than a scan to BIM model at LOD 300 or higher; a point cloud is faster than a full BIM model), accuracy band (typical measured building accuracy is plus or minus 5 to 10 mm for downstream design work, plus or minus 3 mm for high-accuracy heritage work; the higher accuracy band requires more careful on-site work and more office processing time), deliverable format (DWG and PDF are standard; RVT and IFC for BIM projects; E57 for raw point cloud — additional formats add a small office processing time), and location (London commands a premium of typically 20 to 30 percent over the regional UK average, with the premium higher in central London postcodes). The standard measured building survey turnaround is two to three weeks from site visit to delivery, with rush and fast track options available on request. The coordinate system should be OS National Grid with Ordnance Datum Newlyn heights for any UK project.
