Measured Building Survey Cost Per Room: What's Included
The measured building survey cost per room depends on the size of the property, the number of rooms in scope, the complexity of the building (e.g. simple rectangular rooms versus complex shapes with bay windows, dormers, or split levels), the accuracy band required, the deliverable format, and the location. By property type, the cost bands for a typical UK measured building survey are: a 1 bed flat (typically 3 to 5 rooms) at 500 to 800 pounds ex VAT, a 2 bed flat (typically 4 to 6 rooms) at 600 to 900 pounds ex VAT, a 2 bed house (typically 5 to 7 rooms) at 700 to 1,000 pounds ex VAT, a 3 bed house (typically 7 to 9 rooms) at 800 to 1,200 pounds ex VAT, a 4 bed house (typically 9 to 12 rooms) at 1,000 to 1,500 pounds ex VAT, a 5+ bed house (typically 12+ rooms) at 1,200 to 1,800 pounds ex VAT, and a small commercial (typically 5 to 15 rooms or open plan) at 1,000 to 2,500 pounds ex VAT.
